In a sale, your real estate agent takes 6% of the sale price (and they usually add in some other fees, too). If the buyer uses their own agent, your agent will keep 3% and give 3% to the buyer's agent. Either way, you're out 6%.

GET A HOME INSPECTION - REQUIRED
This is the only requirement for listing your home on YELLOW. All sellers must have a home inspection completed first.
Your inspection report will be provided to prospective buyers. That may sound scary, but it's very helpful to selling your home. Read on to find out more...
YELLOW SAYS...
YES, IT'S AN OUT-OF-POCKET EXPENSE, BUT...
No one likes to pay money out-of-pocket, but YELLOW is simplifying the sale process so that a real estate agent for the buyer is not needed. That means transparency is critical.
If a buyer were to use an agent, they could request you pay up to 3% of your home's value as their fee.
Instead, you can pay a couple hundred dollars now for an inspection - and then recoup that money later from your sale.
WHY PROVIDE AN INSPECTION?
When buying a home - especially without an agent - transparency is critical. The buyer needs to know what they are getting and it makes the closing process go smoother, too.
A BUYER WOULD HAVE AN INSPECTION COMPLETED ANYWAY
Some sellers are reluctant to get an inspection since no one wants to reveal any problems with their home.
It's important to note that any problems would be uncovered eventually when the buyer has their own inspection done. A negative report can cause the deal to fall apart. That means further delays in the sale of your home.
ADDRESS ISSUES BEFORE LISTING YOUR HOME
A benefit of getting the inspection done now is it will reveal any issues with your home. That will allow you to fix any problems before listing your home.
Then you can get another inspection report - a clean report - that will be provided to buyers. This will save both time and money and make your home sell quicker.

ENTER YOUR HOME'S INFO
You'll enter your home's detail that will appear on your listing page and populate the sale contracts. You'll receive a pdf copy of the competed contracts, too.
So sellers can gather all the information they need before putting it online, we've created a fillable pdf document with every question we'll ask. Those documents are below. One document applies to condos, the other applies to houses, townhouses, duplexes, etc.
PICTURES & VIDEO
Pictures are the most important part of your listing, so good pictures are essential. Video has quickly become a popular feature, too.
You have the option of using the photos you uploaded, or for a small fee you can use the photos after YELLOW has edited them to look their best. YELLOW uses professional editing software to create more flattering and realistic pictures and video. We believe in only minor touch-ups because we think too much editing hides the home's true condition.

YARD SIGN & DIGITAL KEY LOCKBOX
For a small fee, we provide a digital key lockbox for easy showings. Sellers can make appointments online to visit your home, and are sent a one-time digital code to open the lockbox for your home's key.
We also offer a yard sign with unique QR code for your home, as seen in the nearby picture.
The MLS
MAXIMUM EXPOSURE THROUGH MLS LISTING
Your home will be listed on the MLS (Multiple Listing Service), ensuring maximum visibility on major real estate websites like Zillow and Realtor.com, which pull listings from the MLS. (Zillow allows FSBO's, but intentionally undermines them in favor of Realtor listings.)
Understanding the MLS System
YELLOW utilizes the MLS of Northeast Florida. This means if a buyer's agent searches the MLS in this region, your listing will appear. However, if they search in other regions, your listing may not show up.
Nationwide Visibility Guaranteed
Rest assured, your listing will appear on Zillow, Realtor.com, and other national platforms, as they aggregate data from all MLSs across the country.
If you wish to appear in Realtor searches in other regions within the state, we can list your home in additional regional MLS systems for a nominal fee. This fee goes directly to the respective MLS, with no profit to YELLOW.
Our goal is to provide maximum exposure for your listing, ensuring it reaches as many potential buyers as possible.
MLSs in FL
Different MLSs have different coverage areas. For example, Miami has an MLS that covers the Miami area up to West Palm, but central Florida has an MLS that stretches from Gainesville down past Sarasota.
HOME SHOWINGS
Qualified buyers can visit your home at times convenient for both of you, virtually or in-person.
YELLOW SAYS...
ALL BUYERS HAVE BEEN VERIFIED
We understand that sellers may be hesitant to open their home to strangers. However, we've taken several steps to make it as safe as possible.
1. In order to visit (live or virtually) or bid on your home, every buyer must submit their ID and proof of funds (like a preapproval letter).
2. Second, if you use the digital key lockbox for sale on our website, we have record of who was in your home and at what time.
3. Finally, every buyer has a public records background check performed on them. We use a service called Forewarn to check criminal history and identify financial red flags.

VIRTUAL SHOWINGS
Use the video function on your mobile device to walk through your home while a buyer watches on the other end.
With YELLOW, you're able to give guided tours of your home using the video function on your phone. We’ll create a video portal between you and the buyer, so the buyer can communicate with you as you walk through your home. For privacy reasons for both parties, you will not be able to see the buyer.
It is possible to opt out of this visit method if you prefer.
LIVE (IN-PERSON) SHOWINGS
WITH YOU PRESENT
Buyers will visit your home with you present. You can either leave the door unlocked or have them use the lockbox to retrieve the key.
WITHOUT YOU PRESENT
Buyers will use the digital lockbox to retrieve the key. For security, this will record their entry and identity.
ONLINE SCHEDULER & DIGITAL KEY LOCKBOX
Your account will have an online scheduler to approve, set, and track appointments. For a small fee, we provide a digital key lockbox for easy showings.

FINANCING VERIFIED
YELLOW offers a unique feature where only qualified buyers are able to visit your property.
All buyers must be preapproved for a mortgage or have other funding methods verified before making an offer or requesting a showing. That way your time isn't wasted and you can feel comfortable knowing only serious buyers will visit your property. Sellers will set the threshold a buyer must meet.
For example, say you list your home for sale at $300,000. You can specify that you only want buyers preapproved for $270,000 or more to visit your home.

REVIEW OFFERS
Accept, reject, or counter offers with the click of a button.
The offer is not just a sale price you receive from a buyer – there are many parts to the offer and a lot of items to consider. We can help.
The offers are completed on legal Florida Realtor© forms, and can be difficult to understand. YELLOW includes a summary of important points to easily understand the offer.
It's easy to accept, reject, or make a counter offer, and all are completed on the corresponding legal documents.

CLOSE
We'll walk with you through the closing period.
You accepted an offer – that's great news! But now things get a little more complicated.
PROGRESS TRACKER
Depending on the source of funding for your buyer, it could take several weeks before you are able to close. To help, we've created a real-time progress tracker to keep you updated throughout the closing period.
Most sellers don't realize that it's the title company who does the work of the actual sale. They will be in regular communication with you throught the closing period, so you are not alone through the process. We have a title company we recommend, since they do remote title closings. We receive no compensation from them whatsoever. All sellers are able to use any title company they wish, as well.

Is a real estate agent worth the cost?
We don't think so. You're paying 6% of your sale price in agent fees - plus some additional charges they usually add on. That's a lot of money.
Most sellers don't realize that it's the title company who does the work of the actual sale. And the financing is handled by the mortgage company. The real estate agent simply helps you list the home and makes sure the title and mortgage companies stay on track. For this they get 6%?
